Current EJF ownership requires a valid CVR/BFE, effective ownership and a positive actual share. The registered share is used only when the actual fraction is incomplete. BFE/CVR links are deduplicated; one positive co-ownership share is sufficient. The population is not all Danish commercial property.

Only assessments with a supported algorithm version and a date no later than extraction are used. An earlier geocoding timestamp and an exact match of street, house number including its letter, postcode, coordinates and municipality to the stored address register are required. Parcel centroids and undocumented coordinate history are excluded. Historical assessments did not save the sampled coordinates; indirect history cannot prove that no undocumented correction occurred.

Identical coordinates count once across BFEs, flats and owners. The latest assessment wins; conflicting results at that timestamp are unknown for the affected hazard. An address point is not a building footprint: a map mark at the point does not establish that a building will flood.

Rainfall scenarios use Dataforsyningen's bluespot/extreme-rainfall layers. Points with a stored filling threshold at or below 30, 60, 90 or 150 mm are counted cumulatively. The model describes terrain depressions under rainfall assumptions without drainage or infiltration. These scenarios specify neither duration, return period nor annual probability.

Sea-level scenarios use modelled seawater on land with an open connection to the sea at 1, 2, 3 and 5 metres in the DVR90 height system. Levels are water elevations, not water depths or rises from today's sea level. Opening widths and time to fill are not modelled. Local conditions and protection can change outcomes.

In historical lookups, a bluespot without a filling threshold or a sea level of exactly 6 metres can also result from a failed threshold request. These results are unknown unless completed threshold requests are documented. Rainfall and sea level therefore have separate denominators. Outside the displayed scenarios does not mean risk-free; hazards and cumulative levels must not be added together.

The latest assessments per point were made from 2026-07-11 to 2026-09-13. The official map source is updated annually, but historical lookups did not retain its edition. An assessment date is therefore not the terrain survey date. This edition reuses stored assessments and shows their age distribution.

Municipality follows the address. Building use and construction period are shown only where one completed BBR building with use 1xx–5xx is associated with the point; other points have a separate category. Groups below 100 points are omitted, and shares require at least 30 known results. Figures are not extrapolated nationally and do not estimate damage, losses, insurance prices or jobs at risk.
